Area Info

Historically settled by  Paleoindians, the Tongva people, and then Mexico, the location became part of the United States following the Mexican–American War.

Laguna Beach was settled in the 1870s and officially founded in 1887, and in 1927 its current government was incorporated as a city.[1] The city has remained relatively isolated from urban encroachment by its surrounding hills, limited highway access, and a dedicated greenbelt. The Laguna Beach coastline is protected by 5.88 miles (9.46 km) of state marine reserve and an additional 1.21 miles (1.95 km) of state conservation area.[2] Today the city is one of America’s most visited tourist destinations attracting six million visitors a year.

Laguna Beach’s current population is 23,036. The average income of a Laguna Beach resident is $79,340 a year compared to a US average of $28,555 a year. The median household income of a Laguna Beach resident is $97,881 a year compared to a US average of $53,482 a year. Data shows that 31.4 % of Laguna Beach residents make over $200,000 a year, compared to 9.7% overall in California.

Since 2000, Laguna Beach home values have increased on average 4.5% annually, which is considered a city with one of the fastest appreciating home values in America. Over 64% of homes in Laguna Beach are owned by their residents. The low number of new dwelling units and high percentage of homes owned by their residents, has driven rental rates up in Laguna Beach. Average market rent for a dwelling was $3,691/month in 2020.

The beautiful weather, beaches, and vibrant art community has made Laguna Beach a highly desired location for home seekers and visitors alike. A low supply of new homes coupled with a growing demand from buyers has historically driven Laguna Beach home prices up. [1] Over the last 3 years, Laguna Beach homes for sale spent on average only 54 days on the market before being sold.  A staggering 22.2% of homes for sale sold for over the seller’s asking price with only 11.4 % of homes selling for less than the asking price.

We at Coast and City are strong believers in the future of the Laguna Beach real estate market. We believe that the strong historical real estate market will continue to trend in that direction. As more professionals are opting to work from home, Laguna Beach offers the ideal setting for affluent buyers to acquire their ideal live/work home.
